Where the orchards stood.
Otis Orchards is the Washington community closest to the Idaho line — named, literally, for the fruit orchards that were irrigated across this stretch of the valley back in the 1890s. It never turned into dense subdivision tract; it stayed semi-rural, mostly single-family homes on real lots, which means there’s room to add on, reconfigure, and rethink a floor plan rather than being boxed in.
That suits what we do best: dated kitchens and tight baths opened up, whole-home updates that fit how families actually live, and the systems work an older house eventually needs. Good bones on good ground, brought current.
What we build in Otis Orchards
The work this place asks for.
Kitchens
We build kitchens that hold Thanksgiving.
Bathrooms
Primary baths and powder rooms detailed like the rest of the home deserves — tile set true, fixtures that hold up, and waterproofing you never think about again..
Full home
When one room won’t fix it, we take on the whole house — reworking flow, finishes, and systems into a home that feels considered end to end..
On the groundAbout fifteen minutes across the state line into unincorporated Spokane County. Permits here go through Spokane County Building & Planning rather than a city office, and the large lots mean additions and reworked layouts are usually on the table.
